A 15-story office tower proposal located in Chicago’s west loop neighborhood. Retail space occupies the ground floor, two floors of conditioned garage parking on levels 2 and 3 with 12 stories of speculative office space. The building’s podium is clad in orange terracotta panels, similar to adjacent red limestone buildings. An angled mass tilts towards views of the nearby Willis Tower while a rectangular mass holds the street edge.

Insulated metal facade panels wrap 3-sides of the building, reducing the total glazing ratio. The increase in total R-value helps reduce total fabric conduction, the buildings largest static energy loss.
